Salary:$30.77-$37.00/hour
The posted salary reflects the full pay range for this position. Offers made to qualified candidates will be made within this range and will bedeterminedbyvarious factors including knowledge skills experience qualifications location and other factors that would be critical to success in this role.
Position Overview:We are seeking a Maintenance Technician II to join our Facilities Management this roleyoullberesponsible forcompleting apartment and property maintenance tasks at various Bellwether properties such as plumbing electrical carpentryrenovation projectsand non-routine unit preparations.
OurFacilitiesManagement team is essential to Bellwethers mission to createmaintain and strengthen our communitiesand provide vital housing to those qualifying under the Low-Income Tax Credit Program.
Work Schedule:Roving North Seattle Portfolio. On-siteMonday - Friday 8:00 am-4:00 pm or 8:30 am - 4:30 pm. Rotating after hours as needed. The final schedule will be determined by the supervisor.
Your Impact:
- Meet regularly with Property Managers & Maintenance Supervisor to review work orders unit turn schedules routine repairs and general property needs.
- Apply fair housing guidelines when entering occupied units and interacting with residents.
- Maintain tenant and staff confidentiality.
- Apply skilled knowledge of electrical plumbing carpentry and appliance repair to diagnose and complete minor or routine maintenance and repairs within homes and throughout the property.
- Prepare vacant units for re-rentingin a timely manner.
- Communicate material needs to the Maintenance Supervisor on an ongoing basis.
- Ensure compliance with manufacturer and Bellwether standards recommended usage and the application of workplace materials.
- Consult the Bellwether safety manual Safety Data Sheets (SDS) and Bellwether employee handbook for guidance and follow safety procedures when performing assigned duties.
- Respond to emergencies and initiate contact with Emergency Services whenappropriate. Be available toinitiate emergency maintenance actions such as cleaning up debris water etc. and to contact the Maintenance and Property Managers.
- Safeguard Bellwether building and unit keys in your possession referring access requests to building managers and the Facilities Management department.
- Represent Bellwether Housing in your own work and in the work you manage.
- Attend scheduled staff meetings and training/conferences when assigned.
- Ensure facilities are properly functioning and safe by inspecting plumbing electrical and other mechanical systems.
- Share after-hoursmaintenance on-call duties with other maintenance staff.
- Assistinmaintainingthe cleanliness of building grounds andcommon areas.
- Ability toworka non-traditional schedule as required by the property needs.
- Performs anyadditionalduties assigned by the Maintenance Supervisor/Manager and the Property Manager.
Who You Are:
- Possess andmaintaina valid Washington State drivers license theappropriate amountof automobile insurance and a safe driving record and/or ability topossessa valid license within 90-days of employment.
- Able to travel and work at various Bellwether properties as needed.
- At least two years of maintenance experience in the property management industry ora directly relatedfield.
- Experience completing assigned tasks within established time limits.
- Self-motivated with the ability to work independently or as part of a team.
- Highly organized capable of taking initiative as needed ensuring all work is completed and of high quality.
- Able to complete strenuous work bend reach stoop or stand for extended periods up to four hours at a time.
- Possess the physical strength and aptitude to safelyoperatehand and power tools such as drills hammers snow shovels etc.
- Ability to lift and carry up to 50 lbs.
- Able to work safely in all weather conditions.
- Exceptional customer service skills.
- Ability to cope with and defuse situations involving escalated residents.
- Ability tomaintainconfidentiality.
- Must maintain a professional appearance and comply with the prescribed uniform policy.
- Utilize basic technology usingmaintenancework ordersystems email and timecards on a phone and/or computer.
- Ability to read write and speak English.
- Basic carpentry plumbing and electrical repair knowledge.
- HVAC/boiler operations experience or certification.
- Act as a mentor to other team members.
- Ability to complete work with minimal supervision.
- High school diploma or equivalent experience.
- Technical/Mechanical Certifications are a plus.
