Overview

Greenbrook Partners an affiliate of Freestone Property Group is seeking a VP Acquisitions to lead sourcing underwriting and execution for the firms high-frequency small-size aggregation strategy a high-volume SFR-style roll-up platform that runs alongside Greenbrooks more traditional middle-market multifamily acquisitions business. This is a high-throughput process-driven role: success depends on running a large number of smaller transactions efficiently and consistently not on originating a small number of large bespoke deals.

The VP will report directly to the Managing Director Acquisitions who oversees both of Greenbrooks acquisitions strategies and will be responsible for building and running the day-to-day sourcing underwriting and closing process for the aggregation strategy. Greenbrook expects this role to actively use AI and technology to automate and scale sourcing screening and underwriting given the volume this strategy requires.

Key Responsibilities:

High-Volume Sourcing & Origination

  • Source and screen a high volume of small-size acquisition opportunities on a consistent repeatable basis.
  • Build and maintain broker wholesaler and off-market sourcing relationships to sustain deal flow at scale.
  • Prioritize and triage inbound opportunities quickly to keep pace with the strategys required volume.

Underwriting & Execution

  • Underwrite and structure transactions efficiently applying standardized templates and risk parameters set for the strategy.
  • Own the transaction lifecycle for the aggregation strategy from initial screening through closing.
  • Coordinate diligence financing and closing across a high number of concurrent transactions.

Process & Technology

  • Apply AI and technology tools to automate and scale sourcing screening and underwriting.
  • Identify and implement opportunities to improve throughput consistency and speed across the acquisitions pipeline.
  • Maintain accurate real-time pipeline reporting for the Managing Director Acquisitions.

Post-Acquisition Support

  • Support handoff to asset management following closing ensuring business plan assumptions are clearly documented and communicated.
  • Monitor early performance of acquired assets against underwriting and flag issues for the Managing Director Acquisitions.

Collaboration & Reporting

  • Partner closely with the Managing Director Acquisitions on strategy volume targets and resource needs.
  • Communicate pipeline status deal terms and risk considerations clearly to internal stakeholders.

Qualifications:

  • 47 years of experience in real estate acquisitions investing or capital markets ideally with exposure to high-volume or aggregation-style transactions (e.g. SFR scattered-site or small multifamily).
  • Bachelors degree from an accredited university
  • Strong underwriting and financial modeling skills with the ability to work quickly and accurately across many deals at once.
  • Comfort with process-driven high-throughput work rather than a small number of large bespoke transactions.
  • Familiarity with using AI and technology tools to automate sourcing and underwriting workflows.
  • NYC multifamily market knowledge is a plus including familiarity with rent regulation and leasing dynamics.
  • Strong organizational skills and attention to detail across a high-volume pipeline.
