The Associate Real Estate Valuations will be responsible for the valuation and analysis of a portfolio of commercial real estate investments. This role involves developing and maintaining complex financial models evaluating investment performance reviewing property-level operating results and supporting reporting requirements for institutional investors and stakeholders.
The ideal candidate will possess strong analytical capabilities advanced financial modeling skills and a solid understanding of commercial real estate valuation principles.
Perform monthly and quarterly valuations of commercial real estate investments utilizing discounted cash flow sales comparison and cost approaches.
Analyze business plans leasing activity market conditions and operating performance to support valuation conclusions.
Prepare periodic valuation reports and investment summaries highlighting key performance drivers and changes in assumptions.
Develop and maintain unlevered cash flow projections using ARGUS Enterprise and Excel.
Coordinate with third-party appraisal firms and review external appraisal reports.
Reconcile appraisal conclusions to internal valuation analyses and document key variances.
Support external audits and internal control reviews by providing valuation support and related documentation.
Maintain valuation models supporting schedules and workpapers to ensure consistency and audit readiness.
Serve as a primary point of contact for internal stakeholders regarding valuation-related requests and deliverables.
Assist in the enhancement and automation of valuation and reporting processes.
Perform ad hoc analyses and special projects as needed.
Minimum of 5 years of relevant experience in:
Commercial real estate valuations
Real estate consulting
Portfolio management
Real estate-focused accounting or audit
Experience within a valuation practice of a Big Four or similar professional services firm is strongly preferred.
Demonstrated experience in property underwriting and advanced financial modeling.
Strong proficiency with:
Microsoft Excel
ARGUS Enterprise
Microsoft Office Suite
Bachelors degree in Finance Real Estate Accounting Economics or a related field required.
Progress toward or possession of professional designations such as:
MAI
CCIM
Certified General Real Estate Appraiser
CPA
Other relevant real estate or valuation certifications
Strong analytical and quantitative skills.
Ability to evaluate investment underwriting and valuation assumptions.

Full-time exempt position.
Hybrid or office-based environment (depending on location).
