Job Summary

Classification Title:

Maintenance Supervisor

Classification Minimum Requirements:

Completion of an approved apprenticeship program in a recognized trade and relevant experience to total five years; or a high school diploma or equivalent and five years of relevant experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

Job Description:

Provide leadership and direction for maintenance repair replacement and installation of fan coil units and large air handlers including outside air units and their associated components and controls. Removes transports and installs fan coils window air conditioning units and refrigerators up to 50 lbs

  • Lead the day-to-day unit operations including determining workflow for requested projects set appropriate timelines follow-up/follow-through on completion of projects; ensure communication about completion of projects within designated deadlines

Provide leadership and direction for maintenance repair replacement and installation for chilled water hydronic heating and domestic cold-water systems such as pumps motors variable frequency drives heat exchangers valves and steel and copper piping; Maintain prescribed level of chemical treatment in closed loop systems

Lead a team to inspect maintain repair replace and install low pressure steam systems and their associated components and controls including mechanical pneumatic and digital controls; Install fiberglass foam glass and closed cell foam insulation

  • Inspect work performed by staff to ensure compliance and quality standards have been met.

Provide leadership and maintain repair replace and install pneumatic and direct digital control systems and their associated components; manage web-based building automation system

  • Assist with management of energy efficiency and building optimization through management of pneumatic and digital building automation and control systems programming scheduling and communication
    Monitors maintains repairs replaces and installs building automation systems (BAS) and their associated components and controls

Responsible for supervision of staff and management of general administrative duties
Recruit train supervise and evaluate full-time staff establishing work priorities and workflow; developing goals relevant to the area providing general direction and leadership for goal accomplishment

  • Responsible for administrative functions related to employee management (e.g. time approval and reporting performance evaluation) and related human resources functions for staff
  • Procure quotes from outside vendors and contractors as needed
  • Manage daily inventory of materials supplies chemicals tools and/or equipment; repair equipment as needed
  • Perform general cleaning duties after the completion of maintenance tasks within buildings or properties
  • Responsible for disseminating and enforcing policies procedures and guidelines for areas of responsibility
  • Interpret and ensure compliance with departmental and University policies guidelines and other relevant regulations

Advise and collaborate on various facility initiatives or facility/campus projects

  • Review plans and create recommendations for HVAC systems on capital and minor construction projects specific to self-performed work; ensure proper installation management after design and review
  • Attend commissioning or other walkthroughs with vendors and contactors
  • Advise on HVAC construction and renovation projects meet environmental health and safety standards and comply with government regulations

Ensure compliance with industry standards by providing information or education to staff members

  • Conduct staff training related to safety handling of hazardous materials material safety data sheets (SDS) regulatory codes compliance and product equipment/advancements
  • Maintain an up-to-date knowledge on current code requirements industry standard methods procedures and technology
  • Assist in the development and implement of written operating policies and procedures including but not limited to safety standards quality work standards handling of hazardous materials and work order management

Perform other duties as assigned including special tasks or projects

Expected Salary:

Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

A valid drivers license is required.

EPA 608 Certification Type I II and III or Universal certification is required at time of hire.

Preferred:

EXPERIENCE

  • Knowledge of steam principles proper steam piping system components and design
  • Eight (8) years of experience and general working knowledge of HVAC systems
  • Knowledge of Automated Logic controllers Belimo actuators and valves
  • Working knowledge of Florida state building codes and other relevant codes and standards

SKILLS

  • Demonstrated proficiency with computers and basic software applications (e.g. work order management systems Microsoft Office Word Excel Outlook and PowerPoint)
  • Proficient in the use of WebCTRL WebTMA AutoCAD and Revit
  • Demonstrated communication skills (verbal and written) and ability to communicate with various levels of staff
  • Demonstrated attention to detail professionalism dependability and timeliness
  • Demonstrated customer service and interpersonal skills

ABILITIES

  • Ability to perform stick MIG and TIG welding and braze copper tubing and piping
  • Demonstrated ability to function effectively in a fast-paced environment with frequent interruptions
  • Demonstrated ability to handle multiple projects or tasks simultaneously
  • Demonstrated ability to understand interpret and apply rules regulations policies and procedures
  • Demonstrated ability to work as part of a team in a multi-faceted environment
