Job Summary
Our client is a well-established provider of commercial HVAC plumbing and electrical services delivering high-quality mechanical construction solutions across the Greater Seattle area. They are seeking a driven and experienced Special Projects and Tenant Improvements (SPTI) Project Manager to join their team. This role is central to the organizations growth and success overseeing the full lifecycle of mechanical construction projects while fostering key client and contractor addition to a competitive salary our client offers a comprehensive benefits package including fully employer-paid Medical Dental and Vision coverage a 401(k) plan Life Insurance a $500/month car allowance and a gas card.
- Build and develop strong client relationships to support long-term business growth.
- Participate in design assistance Target Value Designs and value engineering for SPTI projects.
- Estimate projects prepare and present technical project proposals and negotiate contracts with General Contractors.
- Negotiate fees for Lump Sum and GMP projects with General Contractors and Owner Direct clients.
- Manage office and job site responsibilities to accommodate field management day start and closeout operations.
- Oversee cash flows and billing Schedule of Values (SOVs).
- Manage estimates through construction and project closeout phases.
- Oversee material and equipment procurement including processing purchase orders subcontracts submittals and permits.
- Perform regular Work in Progress (WIP) reports and submit to upper management on a monthly basis.
- Process project closeout documentation including as-builts O&M manuals and startup documents.
- Coordinate labor scheduling with the office team to ensure project delivery objectives are met.
- Promote and sell the companys capabilities to existing and prospective General Contractor relationships.
- Achieve budgeted sales and profitability goals.
- Support the sales team with customer leads and strategic direction.
- Bachelors degree or an equivalent combination of education and relevant experience.
- Minimum of 5 years of project management experience in the Greater Seattle area.
- Strong written and verbal communication skills.
- Demonstrated sound judgment diplomacy and tact in professional settings.
- Technical proficiency in interpreting drawings specifications and other technical documents.
- Proven ability to manage time effectively and prioritize competing demands.
- Adaptable and quick to learn in a dynamic work environment.
- Proficiency in Microsoft Office Suite particularly Excel.
