Job Summary

Door Service Estimator / Project Manager
Location: Cocoa Florida Reports to: Director of Doors and Hardware
Position summary
Lead commercial door and hardware service work and small projects from the initial customer request through final billing. Visit sites identify practical solutions prepare accurate estimates follow up on proposals purchase materials and coordinate installation. This role generally manages jobs valued at $50 to $150000 and helps build a reliable pipeline of repeat facility and contractor customers.
Key responsibilities
  • Visit customers document existing conditions take field measurements identify hardware and define repair or replacement scope.
  • Read Division 8 drawings and hardware schedules; complete door and hardware takeoffs and prepare clear timely proposals with appropriate pricing and margin.
  • Follow up on open proposals answer customer questions and coordinate final review of larger or complicated estimates with the Director of Doors and Hardware.
  • Order and expedite doors frames hardware and related materials; coordinate technicians vendors site access schedules and project handoffs.
  • Manage customer communication change orders job documentation closeout and invoice-ready information through completion.
  • Build relationships with existing customers facility managers general contractors and suppliers; support preventive maintenance proposals and repeat service work.
  • Maintain accurate proposal awarded-work backlog and job-margin information for the weekly service review.
Experience and qualifications
  • At least five years of commercial door and hardware experience including direct estimating of service work and small projects.
  • Strong knowledge of hollow-metal and wood doors frames closers exit devices hinges locks operators and storefront door systems; ability to identify field hardware and develop replacement solutions.
  • Experience reading Division 8 plans and hardware schedules preparing proposals purchasing materials and coordinating installation through billing.
  • Comfort using Bluebeam and estimating or project tools; SpecWorks or comparable hardware software is preferred.
  • Strong customer communication organization follow-through and ability to manage several active jobs independently. Central Florida facility contractor or supplier relationships are a plus.
