Role Overview

The Project Manager / Senior Project Manager leads commercial HVAC and plumbing construction projects from planning through closeout. This role owns project financial performance contractual commitments scheduling procurement billing change management risk client communication field coordination quality and safety.

The search is open at both levels. Project Managers bring 4 to 8 years of self-perform mechanical or plumbing contractor experience. Senior Project Managers bring 8 years and take on larger more complex projects while developing Project Managers Assistant Project Managers and Project Engineers.

Core Responsibilities

• Lead the planning execution and closeout of commercial HVAC and plumbing construction projects including large complex or high-visibility work at the senior level.
• Own project results across budget schedule safety quality contractual compliance customer satisfaction and profitability.
• Review contracts scopes of work specifications general conditions and subcontractor obligations; identify risk and scope gaps early.
• Develop and manage budgets cost codes forecasts schedules of values billings and cost-to-complete reporting.
• Prepare payment applications and review subcontractor payment requests and supporting documentation.
• Identify price submit negotiate and track change orders.
• Lead equipment materials PVF and subcontractor buyout procurement sequencing and long-lead equipment planning.
• Coordinate schedules manpower forecasts procurement milestones RFIs submittals and field execution with superintendents and foremen.
• Work directly with general contractors owners architects engineers vendors subcontractors BIM prefabrication and internal operations teams.
• Maintain accurate logs project records financial reports correspondence and closeout documentation.
• Resolve commercial design scope schedule financial field and customer-service issues.
• Mentor and develop Project Engineers Assistant Project Managers and at the senior level Project Managers.
• Partner with field leadership to improve labor productivity safety prefabrication installation sequencing and commissioning readiness.
• Build strong customer and trade-partner relationships; senior-level hires support business development and operational-improvement initiatives.
  

Required Background

• Must be authorized to work in the U.S. without sponsorship
• 4 years of project management experience with a commercial mechanical or plumbing contractor (8 years for Senior Project Manager)
• Experience managing self-performed HVAC plumbing and/or mechanical piping scopes with budget and profitability accountability
• Strong command of budgeting forecasting billing cost control contract review procurement subcontract administration and change order management
• Experience negotiating with suppliers equipment vendors subcontractors and customers
• Proven ability to resolve scope gaps design issues commercial disputes and schedule impacts
• Ability to manage multiple deadlines and communicate credibly with owners general contractors executives field teams and trade partners
• Knowledge of applicable commercial building and mechanical/plumbing codes
• Data center healthcare institutional high-rise or other complex commercial experience is a plus
