Job Summary
MalaceHR is seeking an experienced Operating Engineer to support the day-to-day operation of a commercial facility. This position is ideal for someone who can work independently make sound decisions prioritize competing maintenance needs and provide direction to other team members.
The ideal candidate will have a strong commercial facilities background experience coordinating with vendors and the ability to interact professionally with tenants. While HVAC familiarity is important this position is broader than a traditional HVAC-focused role and requires knowledge across multiple building systems.
The Operating Engineer will help oversee building operations maintenance activities vendor coordination and tenant service requests. This individual will serve as a senior technical resource for the facilities team and will be expected to assess issues determine priorities provide direction and escalate specialized repairs when necessary.
This role requires someone who is comfortable taking ownership of facility issues rather than simply waiting for direction.
Manage and prioritize daily facility maintenance and operational activities
Provide direction and technical guidance to maintenance staff
Assess building issues and make independent decisions regarding repair priorities and next steps
Coordinate outside vendors and contractors including scheduling scope review access and quality of completed work
Troubleshoot mechanical electrical plumbing controls and other commercial building systems
Identify when specialized vendor support is required and clearly communicate findings
Respond to tenant service requests professionally and ensure issues are resolved in a timely manner
Serve as a key point of contact for tenant-facing maintenance and facility concerns
Monitor and support preventive maintenance programs
Review and maintain work orders within the CMMS system
Ensure maintenance activities and documentation are completed accurately and on schedule
Perform general building maintenance and repairs as needed
Support electrical plumbing lighting water treatment mechanical and controls-related systems as permitted
Monitor DDC pneumatic controls and other building operating systems
Identify opportunities to improve building performance reliability and maintenance processes
Support emergency response and occasional after-hours on-call needs
Follow all applicable safety procedures policies and building requirements
Mentor and support less-experienced maintenance team members
3 years of experience in commercial facilities operations building maintenance engineering or a related field
Strong knowledge of commercial building systems including mechanical electrical plumbing lighting and controls
Demonstrated ability to make independent operational decisions
Ability to prioritize workload and manage multiple facility issues simultaneously
Experience providing direction or technical guidance to maintenance personnel
Experience coordinating and managing outside vendors and contractors
Strong troubleshooting and problem-solving skills
Professional communication and customer service skills
Ability to interact effectively with tenants vendors coworkers and leadership
Familiarity with HVAC systems and ability to identify when specialized service is required
Experience using CMMS or electronic work order systems
Proficiency with Microsoft Word Outlook Excel and Teams
Ability to lift up to 50 pounds
Ability to frequently climb bend kneel lift and perform physical maintenance activities
Ability to safely work from ladders as required
Trade school education union training military maintenance experience or related college coursework
EPA 608 Universal Certification or willingness to obtain certification
Previous experience in a commercial office or tenant-facing facility
Familiarity with DDC pneumatic controls or building automation systems
Experience overseeing preventive maintenance programs
Previous experience mentoring or leading maintenance technicians
