The Operating Engineer is a skilled technical professional responsible for the hands-on operation maintenance and repair of building systems in a premier event facility. Reporting to the Facilities Manager this role combines traditional building engineering with customer-facing event support requiring technical competence professional conduct and a strong service orientation. Building Systems Operation & MaintenanceOperate monitor and adjust mechanical electrical and plumbing systems including HVAC equipment chillers boilers pumps electrical distribution emergency generators and fire protection systems. Perform scheduled facility rounds respond to building automation alarms and maintain accurate operational logs. Execute preventive maintenance tasks including filter changes belt adjustments lubrication coil cleaning and safety system testing. Document all activities in the computerized maintenance management system (CMMS) with accurate work details parts usage and equipment observations.
Equipment Troubleshooting & RepairDiagnose and repair routine equipment problems including motor replacements control component repairs valve adjustments sensor calibrations minor electrical repairs and plumbing fixture corrections. Use diagnostic tools such as multimeters pressure gauges and temperature instruments to identify root causes. Escalate complex technical problems to the Facilities Manager or specialized contractors. Respond promptly to work orders prioritize based on urgency and event schedules and maintain clear communication regarding repair timelines and completion status.
Event Support & Client ServicesConduct pre-event facility inspections to verify HVAC performance lighting functionality and overall readiness. Provide responsive technical support during events with minimal disruption to programs. Interact professionally with event planners production staff and vendors regarding technical matters facility capabilities and operational requirements. Adjust environmental conditions and resolve technical issues quickly while maintaining professional appearance and demeanor. Perform post-event inspections to identify damage document concerns and reset systems to normal operating modes.
Facility Appearance & Cosmetic MaintenanceMaintain facility in pristine condition through paint touch-ups drywall repairs ceiling tile replacement door hardware adjustments and fixture maintenance. Clean and polish decorative elements replace light bulbs promptly and address minor finish deterioration proactively. Inspect flooring for damage and trip hazards perform minor repairs and coordinate floor protection during events. Conduct regular facility walkthroughs from a guest perspective to identify maintenance needs and ensure premium presentation standards before client arrivals.
Vendor Coordination & Safety ComplianceProvide facility access for contractors performing scheduled work explain requirements and monitor activities for safety compliance and quality standards. Observe specialized service work to expand technical knowledge. Follow all safety policies including lockout/tagout confined space entry fall protection and PPE requirements without exception. Participate in safety training identify and report hazards immediately and maintain required safety certifications through timely renewal training.
Education & Experience
- High school diploma or GED required
- 35 years of experience in commercial building operations and maintenance with hands-on HVAC controls and facility systems experience
- Demonstrated mechanical aptitude and ability to troubleshoot equipment independently
- Proven reliability working as part of a facilities team
Technical Competencies
- Working knowledge of commercial HVAC systems (air handlers rooftop units exhaust fans controls)
- Familiarity with central plant equipment (chillers boilers cooling towers pumps)
- Understanding of electrical systems lighting motor controls and basic troubleshooting
- Basic plumbing and fire protection systems knowledge
- Hands-on maintenance skills: filter changes belt adjustments lubrication minor repairs component replacement
- Ability to use hand tools power tools multimeters pressure gauges and diagnostic instruments safely
- Cosmetic repair capability: painting drywall patching carpentry fixture maintenance
Software & Systems
- Basic proficiency with computerized maintenance management systems (CMMS)
- Fundamental computer skills: email web browsing document viewing
- Basic building automation system (BAS) interface navigation for monitoring equipment and adjusting setpoints
- Ability to learn facility-specific software platforms through training
Certifications & Licenses
- Valid drivers license with clean driving record required
- State/local stationary engineers license or building operators permit as required by jurisdiction (or commitment to obtain within specified timeframe)

- OSHA 10-hour or 30-hour General Industry safety certification
- Advanced building automation system (BAS) proficiency
- Understanding of control sequences and BAS programming impacts on equipment operation
Physical RequirementsFrequent climbing of ladders and stairs to access rooftop and elevated equipment. Regular work in mechanical rooms with exposure to temperature extremes noise vibration and operating machinery. Lift and carry up to 50 pounds regularly; occasionally move heavier items with assistance. Extended periods of standing walking bending kneeling crawling and working in awkward positions. Manual dexterity for detailed repair work and visual acuity for reading gauges drawings and identifying cosmetic defects.
Schedule & AvailabilityStandard schedule typically includes five eight-hour shifts per week with regular evening and weekend shifts as assigned. Participation in on-call rotation for after-hours emergency response. Schedule flexibility required to support major events maintenance activities during low-occupancy periods and operational coverage needs. Presence required during certain events for immediate technical support. Occasional extended hours during multi-day or consecutive event schedules.
Environmental ConditionsExposure to mechanical equipment areas with elevated noise temperature extremes dust and operating machinery. Work in outdoor weather conditions for exterior maintenance and rooftop equipment inspections. Occasional exposure to refrigerants chemicals lubricants and paints with appropriate PPE provided. Work in occupied event spaces during active programs requiring minimal noise and heightened awareness.
