Job Summary
Shall have five (5) years work experience in general maintenance and shall have a working knowledge of the major systems within the hospital. Must be able to read technical instructions and blueprints. Shall know the policy and procedures regarding fires and disasters. Cooperate and coordinate work with other personnel and departments. Have a valid SC drivers license. Be able to lift up to 50 lbs climb ladders distinguish colors and sounds bend kneel and communicate clearly.
1. Complete non-optional requirements within established time frames: Educode Annual health screening CPR Education and training sessions (Lockout/tag out confined spaces etc) Attends required number of staff meetings (90% attendance rate).
2. Judgement: Makes decisions based on sound and reasonable thinking. Does not assume considers all factors and is not hasty. Recognizes situations that are potential problems. Decisions lead to workable solutions. Decisions are constructive and in an effective time frame. Anticipates problems and possible consequences
3. Utilization of Equipment and Supplies: Reports all equipment and supplies used. Does not abuse equipment. Puts tools and supplies back in proper storage space. Uses proper tools for the job. Cleans tools and equipment after job is complete or at the end of the workday. Replacement of assigned tools is rare. Plans ahead what supplies and tools are needed for the job
4. Versatility: Does not resist change. Can function in more than one task. Adjusts to varying jobs. Willing to put forth effort to learn new skills and duties. Volunteers when needed. Enthusiastic about new challenges. Approaches change with positive outlook. Performs all jobs and functions in department.
5. Support of Operations: Demostrates the support of the organizations and departments projects and efforts to achieve their goals and objectives given under the 5 pillars; (People Service Safety/Quality Growth Finance). Willing to adjust personal schedule to help meet department scheduling and needs. Promotes cooperation and team spirit among fellow employees (willing to help doesnt complain doesnt make excuses maintains a can-do attitude). Displays a high degree of honesty loyalty and -workers feedback is positive regarding job skills and team attitude. Accepts all responsibilities fully and meets deadlines. 6. Knowledge/ Competency: (Demonstrates knowledge related to hers or his work responsibilities) Able to perform a wide variety of basic facility maintenance functions (electrical mechanical plumbing and HVAC). Has a full understanding of the organizations Life Safety Safety and Infection Control policies and procedures. Has a full understanding of the codes and regulations affecting their job responsibilities (i.e. medical gas systems codes life safety codes air quality regulations arc flash codes electrical codes plumbing codes DHEC regulations etc). Develops maintenance skills and knowledge by attending educational programs and training. Has proper knowledge of codes and regulations regarding usage and disposal of chemicals used. Knowledgeable and efficient in maintaining all equipment and areas of responsibility. Completes 95% to 100% of competencies. Maintains his/her certifications (ie. backflow refrigerant electrical etc)
7. Productivity: Completes assigned PM work orders. Demonstrates the ability to do the most important work first. Able to manage assignments if workload is increased. Prioritizes so vital activities are accomplished. Actual worked hours vs actual hours paid equals >85%
8. Quality and Workmanship; Work is performed correctly the first time all the time (no short-cuts partial repairs or callbacks). Work is completed such that it shall comply with required codes or standards pertaining to the individuals assigned job responsibilities. Work area/equipment is properly maintained and kept clean (equipment or area wiped clean properly disposes of work-related trash and parts). Work requests are filled out correctly and accurately (start and finished times locations materials labor comments. PM workorders are completed within the established time periods and turned in on time.
9. Initiative; Recognizes work to be done and pursues to completion. Seeks additional work when routines are completed. Pursues additional involvement beyond the completion of extra and routine tasks.
