PRIMARY PURPOSE:

This position is responsible for assisting with management of environmental issues related to new construction re-development and ongoing operations of the real estate portfolio within Simon Property Group (SPG). The Environmental Manager reports to the Vice President/Director of Civil Engineering and will be under the direct supervision of senior environmental staff. The Environmental Manager will participate in project planning as dictated by the environmental demands of the project including preliminary design prospective project budgeting and scheduling. The Environmental Manager will support projects by researching city state and federal rules and regulations to develop environmental work scope and budgetary estimates.

PRINCIPAL RESPONSIBILITIES:

The successful candidates responsibilities will include but not be limited to:

  • Assist senior staff with managing the environmental projects of SPG which are associated with asbestos lead-containing materials mold underground/aboveground storage tanks regulated materials due diligence (Phase I and Phase II assessments) hazardous/special waste disposal abatement remediation and others as required.
  • Assist in the preparation and monitoring of project environmental budgets; oversee budget revisions as scope requirements are further defined. Prepare requests for proposals (RFPs) for environmental surveys/assessments and remediation/abatement; obtain and review proposals; recommend outside consultants and contractors for approval.
  • Maintain the SPG database and historical environmental records.
  • Assist in updating SPG policies and procedures (including the Asbestos Management Program (AMP) and support/train various field property management and construction personnel.
  • Coordinate environmental inspections by outside consultants to support development initiatives. Work with internal Project Managers and Civil Engineers to identify extent of pre-demolition inspections necessary to develop a comprehensive evaluation of asbestos containing materials (ACM) lead-containing materials and regulated materials so that appropriate abatement/removal of these materials can be conducted and documented.
  • Conduct reviews of environmental reports prepared by outside consultants to ensure the requirements of SPG are met.
  • Assist senior staff with consultant selection which may include interviews proposal solicitations and directing activities of outside environmental consultants related to environmental assessments for property acquisitions refinances dispositions tenant additions etc. to meet the requirements of SPG lending institutions partners tenants and public regulatory agencies.
  • Communicate and coordinate environmental projects with appropriate SPG departments including Legal Risk Management Capital Markets Tax Group Development Design Engineering and Construction (DEC) Property Management Tenant Coordination Leasing and others as appropriate.
  • Assist in coordination of environmental remediation and abatement activities with Property Management Tenant Coordination and DEC staff and monitor those activities to ensure that standards and specifications are followed.
  • Prepare financial documents such as project budgets commitments of funds and contracts in a timely and accurate manner. Review invoices from consultants/contractors and monitor expenditures of committed funds within project budgets.
  • This position requires the candidate to work from the Home Office in Indianapolis Indiana.
  • Travel for projects will be required as needed.

MINIMUM QUALIFICATIONS:

  • Bachelors Degree in Geology Environmental Engineering Environment Science Industrial Hygiene or in related Sciences.
  • 4-6 years of experience with environmental projects involving asbestos lead-containing materials regulated materials Phase I Environmental Site Assessments Phase II Environmental Site Investigation underground/aboveground storage tank closure and/or site remediation preferred.
  • Familiarity with federal and state environmental requirements pertaining to the real estate industry including subjects such as but not limited to asbestos mold lead-containing materials due diligence assessments and investigations.
  • Must have working knowledge of software appropriate for the discipline specifically Microsoft Office products including Word Excel and Outlook.
  • Effective written and verbal communication and organizational skills with attention to detail.
