Culdesac is a real estate developer and neighborhood manager of walkable mixed-use communities designed to embrace a culture of belonging transportation freedom and thriving local businesses. We built Culdesac Tempe the first car-free community built from scratch in the US. Located directly on the light rail in Tempe Arizona it is already home to over 350 residents and 23 local businesses and it will have 1000 residents at completion. Culdesac is the co-developer and tech-enabled property manager.

Were headquartered in Tempe AZ founded in 2018. CEO Ryan Johnson was on the founding team of Opendoor and has managed property since 2003. Our investors include Khosla Ventures (led OpenAIs seed round) Lennar (#2 U.S. homebuilder) Zigg Capital and Y Combinator.

The Role

Culdesac is looking for a Maintenance Technician at Culdesac Tempe. As a Maintenance Technician you will directly impact the experience of our residents across multiple properties.

You will be responsible for all neighborhood service workincluding inventory tracking warranty management and comprehensive repairsleveraging specialized knowledge of major residential appliances to ensure minimal downtime.

You will be responsible for landscaping maintenance and irrigation systems including identifying leaks adjusting timers troubleshooting basic irrigation issues and maintaining outdoor common areas.

You will learn our service operation systems and utilize Entrata as our operating system.

You will prioritize and complete maintenance requests in a timely manner.

You will conduct regular inspections of property and equipment and complete ongoing maintenance to prevent future problems.

You will apply preventative measures to the property to reduce the risk of future problems such as seasonal HVAC checkups.

You will foster vendor relationships and oversee their work to ensure excellent service for our residents.

You will document update and maintain all records to ensure compliance with all local and state laws.

You will maintain professionalism and the companys brand by delivering a quality experience when responding to customer needs and resolving issues.

You will review and respond to Resident Satisfaction Surveys as related to their satisfaction with the maintenance performed in their home.

The Requirements

While this list represents what we are ideally looking for we encourage you to apply even if your resume includes strengths and experiences that dont match everything listed here. Your experience is more important to us than a specific # of years of experience but we expect most to need at least2-3 years in the industry to gain this knowledge.

You have experience being onsite and managing the day-to-day operations of a community which includes systems and space for both residential and commercial spaces.

You have maintenance experience in the multi-family or hospitality industry.

You have a do whatever it takes attitude and you are willing to work a flexible schedule including nights and weekends.

You are available to work a Tuesday through Saturday schedule.

You are available for on-call work for after-hours emergency maintenance.

You bring a scrappy energetic do whatever it takes attitude with the drive to keep our neighborhood running smoothly and tackle problems as they arise.

You are communicative and have experience working cross-functionally with a demonstrated ability to both give and receive constructive feedback.

Physical Requirements

Ability to lift push and pull up to 25 pounds.

Ability to walk around the property several times daily up to 10 miles a day.

Ability to walk on uneven surfaces.

Hearing and visual ability to observe and detect signs of emergency required.

Must be able to sit stand reach bend and stoop for extended periods of time.

Ability to use standard maintenance equipment.

Visual requirements including color depth perception and field vision.
