Job Summary
Maintenance tech II-Waltham MA. Mon to Fri 7:00am to 5:00pm. Responsible for preventive maintenance inspections troubleshooting and repairs of commercial and industrial facility equipment. Ensures building systems operate safely and efficiently while maintaining a comfortable environment for occupants. Documents work in the CMMS supports facility operations and delivers excellent customer service while working independently and as part of a team.
Essential Duties & Responsibilities
Perform preventive maintenance inspections and routine repairs on commercial building systems and equipment. Troubleshoot equipment issues and assist with mechanical plumbing electrical and general building repairs. Monitor equipment performance document maintenance activities and report concerns. Complete tasks such as filter changes lubrication belt replacement coil cleaning painting and minor carpentry repairs. Provide excellent customer service and communicate effectively with occupants vendors and team members. Follow all safety policies OSHA regulations and PPE requirements. Support contractors special projects and facility operations while maintaining clean and organized work areas. Perform other duties as assigned.
Qualifications

Education

(HS Diploma Under/Graduate Degree etc.)

High School Diploma or equivalent required. Trade school vocational training technical certification or related coursework preferred.

Business Experience

(prior years work/related experience)

5 years experience in the position

Licenses/Certifications

EPA608 CFC required. Valid drivers license required. Forklift aerial lift scissor lift OSHA or trade certifications are a plus.

Language Skills

Ability to read understand and interpret safety procedures operating instructions maintenance manuals blueprints diagrams and work orders. Ability to prepare routine reports maintenance documentation and professional correspondence.

Ability to effectively communicate with customers coworkers and management. Ability to calculate measurements percentages proportions area circumference and volume. Ability to apply basic algebraic and geometric concepts to maintenance and repair activities. Ability to solve practical problems involving multiple variables in environments with limited standardization.

Qualifications

Basic knowledge of commercial building systems maintenance practices and general repairs including plumbing carpentry and mechanical systems. Ability to safely use hand and power tools operate lifts and forklifts (with certification) and utilize computers mobile devices and CMMS software. Must be able to follow maintenance procedures and facility standards.
