As a Maintenance Technician II youll play a leadership role in maintaining the community by performing advanced repairs responding to service requests supporting apartment turnovers and helping ensure the property remains safe attractive and well-maintained. Compensation & Schedule

• Pay: 23.00 per hour plus benefits
• Schedule: Monday-Friday 8:00 AM-4:00 PM

Key Responsibilities:

• Perform preventative and maintenance and repair work in areas including but not limited to appliances carpentry hardware and basic electrical plumbing and HVAC systems.
• Complete assigned service requests and repairs in accordance with company operating procedures and standards.
• Assist in preparing vacant apartments to ensure they are market-ready and meet company quality standards.
• Maintain community grounds and curb appeal and trash management.
• Be available for on call activity during off hours and emergencies as needed
• Maintain good public relations with residents and vendors
• Assist with annual apartment inspections and identifying action items
• Report violations of lease and house rules
• Timely completion of maintenance request work orders and ensure tenants maintenance needs are being met
• Work with manager to schedule vendors and order necessary supplies
• Maintaining excellent curb appeal
• Help maintaining excellent curb appeal

• Minimum 2 years of apartment maintenance experience.
• Strong working knowledge of HVAC plumbing electrical appliance repair carpentry and general maintenance.
• Experience troubleshooting and diagnosing maintenance issues independently.
• Experience completing work orders unit turns inspections and preventative maintenance.
• Ability to prioritize multiple tasks in a fast-paced environment.
• Strong customer service and communication skills.
• Basic computer skills and ability to navigate web-based applications.
• Ability to work independently and as part of a team.
• Ability to participate in an on-call rotation and respond to emergencies as needed.
• Valid drivers license reliable transportation and current automobile insurance required.
