POSITION SUMMARY

NPI is seeking an experienced Maintenance Technician III to oversee the maintenance repair inspection and general upkeep of our corporate headquarters and facilities near DFW Airport. Reporting to the Director of Operations this position is responsible for maintaining a safe compliant and efficient work environment through preventative maintenance facility repairs contractor coordination and regulatory compliance activities.

The Maintenance Technician III will receive and manage employee maintenance requests through the company work order system perform repairs and maintenance activities coordinate specialized vendor services as needed and ensure timely closure and documentation of all maintenance work. This position plays a critical role in supporting daily facility operations building systems reliability and overall property appearance.

The facility operates during standard business hours of 8:00 a.m. to 5:00 p.m. Monday through Friday though occasional overtime or after-hours support may be required.

JOB DUTIES AND RESPONSIBILITIES

Facility Maintenance & Repairs

  • Perform maintenance repairs and preventative maintenance activities for office warehouse manufacturing and common areas.
  • Respond to and complete maintenance requests submitted through the company ticketing system.
  • Inspect troubleshoot diagnose and repair building systems equipment and facility components.
  • Perform general maintenance including carpentry drywall repair painting flooring repairs plumbing basic electrical work and minor construction projects.
  • Assemble and install office furniture fixtures shelving and workspace equipment.
  • Maintain both interior and exterior areas of company facilities.

Building Systems Management

  • Conduct routine inspections of HVAC systems rooftop units air compressors lighting systems electrical systems sprinkler systems doors docks and other building infrastructure.
  • Coordinate with qualified contractors and service providers for specialized maintenance and repairs.
  • Monitor facility operating conditions and identify opportunities for preventative maintenance and facility improvements.
  • Assist with maintaining energy management and building automation systems.

Property Upkeep & Compliance

  • Ensure company facilities grounds and building systems remain in compliance with applicable local state and federal regulations.
  • Support inspections related to fire safety environmental requirements life safety systems and building code compliance.
  • Maintain required maintenance records inspection reports permits and documentation.
  • Identify potential safety hazards and implement corrective actions promptly.
  • Support facility emergency preparedness and business continuity efforts.

Preventative Maintenance & Asset Management

  • Develop and execute preventative maintenance schedules for facility equipment and systems.
  • Maintain accurate maintenance records and work-order documentation.
  • Track maintenance costs repair expenses and contractor services.
  • Maintain inventory of maintenance supplies spare parts tools and consumables.
  • Coordinate routine maintenance and repairs for company vehicles and facility equipment.

Operational Support

  • Utilize hand tools power tools testing equipment and diagnostic instruments safely and effectively.
  • Read and interpret blueprints wiring diagrams equipment manuals schematics and technical drawings.
  • Work closely with Operations Safety HR and other departments to support facility-related needs.
  • Assist with facility improvement projects office moves equipment installations and space planning activities.
  • Perform other duties as assigned.


Qualifications

JOB QUALIFICATIONS

  • Strong troubleshooting and diagnostic skills involving commercial building systems and equipment.
  • Working knowledge of HVAC plumbing electrical mechanical and general building maintenance principles.
  • Ability to perform preventative maintenance and facility repairs with minimal supervision.
  • Knowledge of applicable building codes safety regulations and maintenance best practices.
  • Ability to read and interpret electrical diagrams construction drawings equipment manuals and technical specifications.
  • Strong organizational communication and recordkeeping skills.
  • Proficiency with computerized maintenance management systems (CMMS) or work-order tracking systems preferred.
  • Ability to prioritize multiple projects and maintenance requests in a fast-paced environment.
  • Must be capable of safely operating hand tools power tools ladders lifts and maintenance equipment.
  • Ability to lift up to 50 pounds and perform physical duties including standing walking bending climbing reaching and working in indoor and outdoor environments.
  • Valid drivers license with acceptable driving record.

EDUCATION & EXPERIENCE

  • High school diploma or equivalent required.
  • Technical school certification skilled trades training or maintenance-related certifications preferred.
  • Minimum of 5 years of facility maintenance building maintenance commercial property maintenance or industrial maintenance experience required.
  • Experience maintaining commercial office and industrial/warehouse facilities preferred.
  • Strong understanding of HVAC systems plumbing electrical systems construction methods and general facility operations.
  • Experience coordinating outside vendors contractors and inspection agencies preferred.
  • Knowledge of OSHA safety requirements and building code compliance preferred.
  • EPA HVAC electrical welding or other maintenance-related certifications are a plus but not required.

Reporting Relationship: Director of Operations
FLSA Status: Non-Exempt
Location: Fort Worth Texas (DFW Airport Area)
Schedule: Monday through Friday 8:00 a.m. to 5:00 p.m. with occasional overtime and after-hours support as needed.
