Job Summary
MAINT. SUPERVISOR POSITION OVERVIEW: The Maintenance Supervisor is a key member of our maintenance team and plays a crucial role in overseeing maintenance operations conducting repairs and ensuring properties are well-maintained. This position requires strong technical skills leadership abilities and a commitment to maintaining properties to the highest standards.
DUTIES AND RESPONSIBILITIES:
Team Leadership:
Supervise and lead a team of maintenance technicians providing guidance training and support.
Delegate maintenance tasks prioritize work orders and ensure the efficient use of resources.
Maintenance and Repairs:
Conduct routine maintenance and repairs including plumbing electrical HVAC and general maintenance tasks.
Troubleshoot and diagnose maintenance issues ensuring timely resolution.
Inventory and Supplies:
Maintain an organized inventory of maintenance supplies tools and equipment.
Monitor and order supplies as needed to support maintenance operations.
Vendor and Contractor Management:
Coordinate and supervise work performed by third-party vendors and contractors ensuring quality and compliance with agreements.
Manage vendor relationships and procurement of services and supplies.
Emergency Response:
Be available to respond to maintenance emergencies on a rotating on-call basis ensuring the safety and comfort of residents.
Coordinate emergency maintenance and repairs as needed
Safety and Compliance:
Ensure compliance with safety regulations local codes and company policies.
Conduct regular safety inspections and address any safety concerns promptly.
Documentation and Reporting:
Maintain accurate records of maintenance activities work orders inventory and safety inspections.
Prepare and submit regular reports on maintenance operations as required.

EDUCATION AND/OR EXPERIENCE:
Previous experience in maintenance property management or a related field preferred.
Basic knowledge of plumbing electrical and general maintenance tasks.
HVAC and EPO Preferred
SKILLS AND ABILITIES:
Strong problem-solving skills and attention to detail.
Ability to work independently and efficiently.
Excellent organizational and time management skills.
PHYSICAL DEMANDS: While performing the duties of this job the employee is occasionally required to stand walk sit use hands to finger handle or feel; reach with hands and arms; stoop kneel crouch or crawl and talk or hear.
