Job Summary
The General Manager leads the daily operations of Millennium Tower a 58-story luxury high-rise with a $16 million-plus annual operating budget multiple association boards commercial components and a club bar and restaurant.
This role requires proven high-rise experience fluency in multi-association governance and a five-star hotel-caliber service orientation that extends across every touchpoint from the lobby and concierge desk to the club level and engineering program. The General Manager leads a large multidisciplinary on-site team spanning engineering concierge valet housekeeping club services and security and partners closely with each Board and commercial stakeholder to deliver a polished white-glove resident experience alongside sound governance and operational excellence.
- Experienced Leader: Proven success managing large or complex residential communities ideally high-rise luxury or hospitality environments.

Leadership and Team Management
- Supervise mentor and develop on-site staff including concierge front desk valet and building engineering teams fostering a polished high-performing hospitality-driven culture.
- Ensure team adherence to company policies procedures and five-star hotel-caliber service standards.
- Coordinate staffing and scheduling across engineering concierge valet housekeeping club services and security to ensure seamless 24/7 coverage for a 58-story tower.
Board and Client Relations
- Serve as the primary liaison between multiple association Boards of Directors residents commercial component stakeholders and Action Property Management delivering the responsiveness and discretion expected of a luxury high-rise address.
- Attend Board meetings prepare polished management reports and provide strategic recommendations that elevate the resident experience.
- Address and resolve resident concerns promptly and professionally with the warmth and discretion of a five-star hotel host.
- Maintain governance fluency across multiple association boards and commercial component stakeholders tailoring communication reporting and meeting cadence to each boards structure and priorities.
Operations and Compliance
- Oversee day-to-day high-rise operations across all 58 stories including lobby and concierge services valet amenity spaces elevators and building systems ensuring every resident touchpoint meets luxury hotel standards of quality and safety.
- Develop and implement operational plans budgets and policies that support a seamless hotel-style resident experience.
- Ensure compliance with local state and federal regulations high-rise life safety and building codes and Action Property Managements policies.
- Direct a complex engineering program covering mechanical electrical plumbing fire and life safety and vertical transportation systems across the towers residential and commercial components.
- Develop and maintain the buildings emergency action plan fire evacuation procedures and life safety systems compliance partnering with local fire authorities as needed.
- Oversee liquor licensing and health code compliance for the club bar and restaurant.
Financial Oversight
- Prepare and manage a $16 million-plus annual operating budget in collaboration with multiple association Boards of Directors including investment in amenities and service enhancements that support a luxury resident experience.
- Lead capital planning and reserve-funded capital improvement projects including contractor bidding project oversight and multi-year planning.
- Oversee the propertys insurance program including master policy coverage and coordination across multiple association boards.
- Monitor financial performance including income expenses and reserve funding providing regular updates to stakeholders.
- Approve invoices and ensure timely payment processing.
- Vendor and Contract Management:
- Negotiate and manage vendor contracts including concierge valet housekeeping and hospitality service partners ensuring five-star service delivery and cost efficiency.
- Conduct regular vendor performance evaluations and make recommendations for improvements.
- Oversee vendor and service relationships supporting the club bar and restaurant ensuring food and beverage operations meet luxury hospitality standards.
Community Engagement
- Curate an elevated sense of community through hotel-style resident events club bar and restaurant activations and engagement initiatives.
- Provide polished on-brand updates to residents via newsletters email communications and other channels that reflect the propertys luxury identity.
Strategic Planning
- Identify opportunities to enhance amenities services and the overall resident experience in line with luxury high-rise and hospitality trends.
- Lead long-term planning efforts in collaboration with the Board of Directors.
- Minimum of 10 years of property management experience including direct experience managing a large-scale high-rise community. HOA experience and a background in luxury hospitality hotel or high-rise residential operations is preferred.
- Demonstrated fluency in multi-association governance including managing relationships across multiple Boards of Directors and commercial component owners.
- Experience overseeing complex multi-system engineering programs in a high-rise setting.
- Experience overseeing food and beverage club or hospitality operations strongly preferred.
- Familiarity with food and beverage or hospitality operations including health code and liquor licensing compliance is a plus.
- Ability to attend evening Board meetings as needed.
- Exceptional leadership communication and problem-solving skills with a polished guest-service orientation.
- Ability to build and maintain client and resident relationships with the warmth and professionalism of a luxury hotel host.
- Proven ability to lead teams manage multiple priorities and drive results.
- Skilled at developing and executing plans to achieve community objectives.
- Acts ethically and upholds Action Property Managements values.
- Proficiency in property management software and Microsoft Office Suite.
- Strong knowledge of budgeting audits reserve studies and financial reporting.
- Bachelors degree required. Masters degree preferred.
- PCAM (Professional Community Association Manager) designation preferred given the scale and multi-association structure of this community.
- Fire Safety Director certification or the ability to obtain one as required by local fire code.
- CPM (Certified Property Manager) designation is a plus.
- CMCA certification is preferred or the ability to obtain within 6 months of employment. Hospitality or hotel management credentials are a plus.
