Facility Maintenance Specialist

MalaceHR is seeking an experienced Facility Maintenance Specialist to support the operation and maintenance of a highly regulated life sciences research facility in Cambridge MA.

This position is responsible for performing preventive and corrective maintenance on critical facility systems while supporting uninterrupted research operations. The ideal candidate will have broad hands-on maintenance experience across HVAC electrical plumbing/piping controls and general building systems along with the ability to troubleshoot problems coordinate vendors and work effectively in laboratory and controlled environments.

• Perform planned preventive and reactive maintenance on facility systems and equipment.
• Troubleshoot and repair HVAC systems laboratory support equipment clean utilities plumbing systems electrical systems and general facility infrastructure.
• Complete scheduled preventive maintenance on mechanical plumbing fire/life safety and control systems.
• Perform corrective repairs while minimizing disruption to client and laboratory operations.
• Maintain systems including:
  • pH neutralization systems
  • RODI and purified water systems
  • Compressed air systems
  • Laboratory vacuum systems
  • Lighting systems
  • Electrical generators
  • Security card readers and access-control equipment
• Ensure work areas are properly cleaned and restored following maintenance activities.

• Monitor and maintain environmental conditions including temperature humidity air pressure differentials and air-quality parameters required for research operations.
• Perform daily facility and equipment rounds using the Building Automation System (BAS) and visual inspections.
• Identify alarms equipment abnormalities and out-of-tolerance conditions and take appropriate corrective action.
• Prioritize maintenance activities shutdowns and system restarts to support uninterrupted research operations.
• Participate in incident response for facility issues affecting laboratory operations.
• Operate and support building systems including:
  • Building Automation Systems
  • Lighting Control Systems
  • Access Control Systems
  • Emergency generators
  • Backup power systems
  • Uninterruptible Power Supply (UPS) systems
• Respond to critical system alarms according to established site procedures.

• Coordinate with Operations Environmental Health & Safety Security IT Research teams contractors and other stakeholders.
• Serve as a point of contact for facility-related issues and escalations affecting laboratory users.
• Coordinate small and medium-sized facility projects.
• Schedule and oversee vendor visits for preventive maintenance corrective repairs and facility improvements.
• Manage vendors performing work within office laboratory and controlled spaces.
• Evaluate vendor performance based on service quality responsiveness and competitive pricing.
• Support energy-efficiency sustainability and continuous-improvement initiatives.
• Assist with receiving and distribution of packages mail deliveries and facility materials as needed.

• Perform regular building inspections and identify leaks damage malfunctioning fixtures and other deficiencies.
• Complete minor carpentry and general maintenance work including:
  • Wall repairs
  • Painting
  • Installation of shelving and writing boards
  • Door and window hardware repairs
• Provide basic locksmithing support including repair or replacement of:
  • Door hardware
  • Closers
  • Locks
  • Cylinders
• Assist with room configurations by moving tables chairs and other equipment for meetings events and operational needs.

• Assist with laboratory moves and space reconfigurations.
• Support facility renovations infrastructure upgrades and laboratory improvement projects.
• Coordinate activities to minimize disruption to researchers and laboratory operations.
• Support laboratory glass-wash operations and associated services.
• Assist with removal of laboratory waste in accordance with site procedures.
• Perform weekly emergency shower and eyewash inspections.
• Perform monthly fire extinguisher inspections.

• Maintain accurate work orders inspection logs maintenance records and other documentation using good documentation practices.
• Support internal audits inspections and regulatory-readiness activities.
• Work closely with Environmental Health & Safety personnel to maintain compliance with local state and federal requirements as well as client policies.
• Follow procedures for the safe storage handling use and disposal of hazardous materials.
• Maintain a clean and safe workplace at all times.
• Follow all applicable PPE lockout/tagout controlled-environment and facility safety requirements.
• Maintain awareness of safety procedures when working in laboratory and research environments.

• Provide timely and professional support for facility-related service requests.
• Build and maintain positive working relationships with laboratory users and other client stakeholders.
• Review client service-request trends to identify recurring equipment or operational problems and implement corrective actions.
• Support event setup and teardown including coordination of electrical audiovisual security and facility requirements.
• Provide after-hours support for critical alarms facility failures and emergency conditions as required.
• Coordinate emergency response efforts with facility and operations teams to minimize impact on research activities.

• High school diploma GED or trade school diploma required.
• Minimum of 25 years of facility maintenance experience in a commercial industrial laboratory healthcare pharmaceutical or similar environment.
• Strong organizational skills and the ability to effectively manage daily maintenance priorities.
• Previous experience coordinating and managing onsite vendors.
• Ability to work independently and take ownership of assigned maintenance activities.

• Working knowledge of mechanical HVAC electrical plumbing and general building systems.
• Ability to evaluate equipment operation determine the cause of failures or malfunctions and complete or coordinate corrective repairs.
• Strong troubleshooting analytical and problem-solving skills.
• Ability to read equipment documentation maintenance procedures and technical information.
• Basic proficiency with Microsoft Office applications.
• Strong verbal and written communication skills.
• Ability to prioritize multiple work orders and facility needs within a mission-critical environment.

• Two or more years of experience within a pharmaceutical biotechnology academic research or laboratory environment.
• Trade licenses or certifications in HVAC electrical plumbing or related disciplines.
• Knowledge of HVAC electrical and plumbing systems used in laboratory or research facilities.
• EPA Universal CFC Certification.
• OSHA 10-hour or OSHA 30-hour safety training.
• Additional technical or skilled-trade certifications are highly desirable.
• Experience working with Building Automation Systems and computerized maintenance management systems.
• Experience within controlled or regulated life sciences environments.

• Ability to stand sit and walk for extended periods.
• Ability to bend kneel squat reach crawl and work in other positions required to access equipment.
• Ability to lift and carry materials or equipment weighing up to 50 pounds.
• Ability to safely work in confined spaces where properly trained and authorized.
• Ability to navigate mechanical rooms laboratories utility spaces and other facility infrastructure.
• Ability to wear required personal protective equipment.
• Comfortable working within controlled environmental conditions and active laboratory environments.
