Essential Position
Grade: 11
Summary: The Director of Facilities provides strategic leadership and operational oversight for all facility services throughout the community. This position is responsible for ensuring a safe secure clean functional and attractive environment that supports exceptional resident experiences and high-quality operations across all levels of care.
The Director of Facilities oversees maintenance operations grounds management life safety systems emergency preparedness environmental compliance capital projects and vendor relationships. This role ensures compliance with all applicable federal state and local regulations while maintaining community assets through proactive maintenance and stewardship of resources.
The Director of Facilities develops departmental goals manages budgets oversees preventive maintenance programs and leads continuous improvement efforts to support resident satisfaction operational excellence and organizational success.
Qualification Requirements
High school diploma or equivalent (GED)
Minimum five (5) years of progressive facilities maintenance engineering construction property management healthcare hospitality or senior living experience.
Minimum three (3) years of leadership or supervisory experience.
Demonstrated knowledge of building systems including HVAC plumbing electrical mechanical fire protection and life safety systems.
Experience managing vendor relationships service contracts and maintenance operations.
Knowledge of OSHA Life Safety Code emergency preparedness and environmental safety requirements.
Valid North Carolina drivers license with an acceptable driving record.
Ability to participate in an on-call rotation and respond to emergency situations.
Preferred Qualifications
Associates or Bachelors degree in Facilities Management Engineering Construction Management Business Administration or related field.
Healthcare senior living long-term care or hospitality facilities experience.
HVAC electrical plumbing building automation or related technical certifications.
Certified Healthcare Facility Manager (CHFM) Certified Facility Manager (CFM) or similar credential.
Experience managing capital improvement projects and construction activities.
Knowledge Skills and Abilities
Comprehensive knowledge of building systems preventive maintenance practices life safety systems and facility operations.
Strong leadership coaching and team development skills with the ability to motivate and engage team members.
Knowledge of applicable federal state and local regulations including OSHA fire safety environmental services and senior living requirements.
Strong project management skills with the ability to prioritize multiple initiatives and operational demands simultaneously.
Financial acumen including budgeting expense management capital planning purchasing and vendor contract administration.
Excellent communication and customer service skills with the ability to build positive relationships with residents families team members contractors and regulatory agencies.
Strong analytical and problem-solving abilities with the capacity to assess operational issues and implement effective solutions.
Proficiency with maintenance management systems work order software building automation systems and Microsoft Office applications.

Essential Functions
Facilities Operations & Asset Management
Direct all maintenance operations to ensure buildings equipment utilities and infrastructure remain safe functional and well-maintained.
Develop implement and monitor comprehensive preventive maintenance programs for all community assets and systems.
Oversee work order management processes to ensure timely and effective response to resident and operational needs.
Manage facility inspections repairs renovations and capital improvement projects.
Leadership & Team Development
Recruit hire train coach evaluate and develop maintenance team members.
Establish performance expectations and accountability measures that support operational excellence and customer service.
Coordinate staffing schedules on-call coverage and emergency response readiness.
Foster a culture of safety teamwork professionalism and continuous improvement.
Safety Compliance & Emergency Preparedness
Ensure compliance with Life Safety Code OSHA requirements environmental regulations and applicable state and local requirements.
Maintain readiness for surveys inspections audits and regulatory reviews.
Oversee fire protection systems emergency generators security systems and other critical life safety infrastructure.
Lead emergency preparedness planning drills disaster response activities and business continuity efforts.
Comply with all company policies procedures and applicable laws including HIPAA and the Code of Conduct completing required training and reporting concerns promptly.
This position is designated as essential to the operations of the organization. Team members in this role may be required to report into work (on-site at the community) during emergencies inclement weather or other situations when the organization remains operational.
Financial Stewardship & Vendor Management
Develop and manage departmental operating and capital budgets.
Monitor expenses analyze operational performance metrics and identify cost-saving opportunities.
Manage vendor relationships service agreements and contractor performance to ensure quality and value.
Oversee purchasing inventory management and resource allocation to support departmental operations and organizational goals.
Physical Demands

Always required to observe facility conditions equipment operation and safety concerns throughout the community.
Always required to use computers telephones tablets and office equipment.
Frequently required to walk throughout the campus including resident living areas mechanical spaces grounds rooftops and construction areas.
Frequently required to stand for extended periods while conducting inspections overseeing projects or responding to operational issues.
Frequently required to lift carry push or pull materials weighing up to 25 pounds.
Frequently required to bend stoop squat kneel reach above and below shoulder level and climb stairs.
Occasionally required to lift carry push or pull equipment or materials weighing up to 50 pounds independently and up to 100 pounds with assistance.
Occasionally required to climb ladders and access mechanical rooms rooftops and utility areas.
Occasionally required to operate maintenance equipment utility vehicles and transportation vehicles.
Occasionally required to work evenings weekends holidays or extended hours as business needs require.

Work Environment
Always works within a resident-centered senior living environment serving Independent Living Assisted Living Memory Care and Skilled Nursing residents as applicable.

Frequently exposed to varying temperatures weather conditions noise levels and operational activity.
Occasionally exposed to chemicals cleaning agents fuels lubricants paints dust fumes and other maintenance-related materials.
Occasionally exposed to electrical mechanical plumbing and construction-related hazards while following established safety procedures.
Occasionally exposed to bodily fluids or infectious materials in emergency situations or during maintenance activities in resident care areas..
