Annual Entry Salary Range: $65582.00 to $104502 determined by years of experience.
Work Schedule: Rotating shift: 6:00 a.m.-2:00 p.m. and 1:00 p.m.-9:00 p.m. approximately two weeks on each shift.

GENERAL STATEMENT OF WORK: Under the direction of the Supervisor of Operations coordinates and supports building services operations throughout Charles County Public Schools. Provides operational direction and technical support to Building Service Managers and building service personnel; monitors cleaning preventive maintenance staffing equipment and operational practices; and provides training in the safe and effective operation of physical plant and grounds equipment. The position assists with maintaining consistent building service standards across CCPS facilities coordinates emergency operations evaluates operational needs and makes recommendations regarding equipment staffing maintenance practices and building service operations.

EDUCATION AND WORK EXPERIENCE
High school diploma or General Education Development (GED) certificate required.
College coursework trade school training or a minimum of five (5) years of related professional and managerial experience required.
Minimum of five (5) years of experience in building services management facilities operations or a related management environment required.
Valid drivers license required.

QUALIFICATIONS
Demonstrated knowledge of building services custodial operations physical plant equipment preventive maintenance and grounds operations.
Demonstrated experience training personnel and developing daily and long-range work schedules.
Demonstrated knowledge of the operation and preventive maintenance of physical plant equipment commonly used in schools and administrative facilities.
Ability to supervise provide work direction and evaluate assigned personnel.
Ability to identify operational problems troubleshoot equipment and facility concerns and recommend appropriate corrective action.
Ability to develop and maintain operational procedures schedules records and reports.
Ability to evaluate equipment needs and make recommendations regarding repair replacement and procurement.
Proficiency in Microsoft Office applications including Word Excel and email and applicable electronic recordkeeping systems.
Ability to maintain confidentiality and handle sensitive employee and operational information appropriately.
Excellent analytical problem-solving troubleshooting organizational and decision-making skills.
Ability to work independently and collaboratively in a fast-paced operational environment.
Excellent customer service and written and verbal communication skills.
Ability to respond to emergency operational needs outside of regularly scheduled working hours.
Ability to travel among CCPS facilities as required.

ESSENTIAL JOB FUNCTIONS
Supervises Building Service Managers and provides operational direction regarding the supervision and coordination of building service personnel.
Evaluates Building Service Managers and assists administrators and supervisors with the evaluation of other building service personnel as appropriate.
Conducts observations of building service personnel at assigned work locations to assess operational practices performance training needs and adherence to established procedures.
Develops coordinates and monitors daily and long-range building service work schedules.
Prepares and monitors cleaning schedules for CCPS schools offices and other facilities.
Provides on-the-job training to Plant Operators Building Service Managers and building service personnel in the operation and preventive maintenance of physical plant custodial and grounds equipment.
Provides instruction regarding the proper and safe operation of grounds and custodial equipment including tractors lawn mowers trimmers edgers buffers vacuum cleaners extractors and related equipment.
Monitors operational practices and promotes economical and effective use of equipment cleaning products supplies and other building service resources.
Monitors building service overtime and requests for floater coverage and communicates staffing and operational needs to the Supervisor of Operations.
Conducts annual surveys of operational equipment throughout CCPS facilities and develops recommendations for repair replacement or other corrective action.
Provides recommendations regarding operational equipment requirements for new renovated and existing facilities.
Responds to plant operation emergencies and assists with troubleshooting and coordinating corrective action including emergencies occurring outside of regularly scheduled working hours.
Coordinates building services activities associated with snow removal inclement weather and other emergency operations.
Provides input regarding the hiring assignment and placement of building service personnel.
Develops and maintains procedures manuals training materials and other operational resources relevant to building services operations.
Prepares operational staffing equipment and other reports for the Supervisor of Operations.
Maintains appropriate documentation and records related to inspections training equipment staffing overtime and building services operations.
Collaborates with school administrators Operations staff Maintenance staff and other departments to address building service and facility operational needs.
Maintains regular on-time attendance.
Performs related duties as assigned by the Supervisor of Operations.

ENVIRONMENTAL FACTORS & PHYSICAL REQUIREMENTS
The environmental factors and/or physical requirements of this position include work in schools administrative buildings mechanical areas grounds and other CCPS facilities. The position requires regular travel between work locations and may involve exposure to varying temperatures noise equipment cleaning products mechanical systems and outdoor weather conditions.

While performing the duties of this job the employee is required to have ordinary ambulatory skills sufficient to visit multiple locations and inspect facilities and equipment. The employee is required to stand walk stoop kneel crouch reach and manipulate lift carry or move light to medium weights of approximately 10-50 pounds. The position requires good hand-eye coordination arm hand and finger dexterity the ability to grasp and operate equipment and sufficient visual acuity to inspect facilities and equipment and use a computer keyboard. The employee is frequently required to sit reach with hands and arms talk and hear.
