About the job
Join UKAEA as a Commercial Property Manager and help manage and develop our commercial property portfolio across the UK. You will maximise rental income attract new occupiers and ensure our estate is managed efficiently and in line with legislation and professional standards. Working with tenants colleagues and external advisers you will identify new commercial opportunities while managing existing and historic property matters.
What Youll be Doing
- Manage UKAEAs commercial property portfolio in line with its Asset Management Strategy and business objectives.
- Deliver portfolio growth and increase net operating income.
- Ensure compliance with relevant legislation RICS standards and the RICS Service Charge Code.
- Develop and implement processes and policies to improve the effectiveness of the commercial property service.
- Manage external solicitors and chartered surveyors on property matters and annual investment valuations.
- Oversee lease events including expiries renewals re-gears rent reviews and dilapidations.
- Lead lease negotiations and ensure agreements meet legislative requirements and UKAEAs commercial objectives.
- Build strong relationships with tenants identify growth opportunities and promote available space.
- Manage legal matters involving property titles rights easements neighbouring landowners and UKAEAs historic estate.
- Work with Finance to manage lease obligations rental income business rates and the recovery of tenant debt.
- Maintain accurate lease and tenant records produce reports and ensure key milestones and property inspections are completed.
What Youll Bring
- A relevant degree in real estate accredited by the Royal Institution of Chartered Surveyors.
- Significant experience of commercial property management.
- Comprehensive knowledge of landlord and tenant law property valuation techniques and relevant RICS standards.
- Strong knowledge and practical application of the RICS Service Charge Code.
- Experience of resolving complex land and property-related legal matters.
- Excellent commercial negotiation and relationship-management skills with the ability to work independently and collaboratively with a wide range of stakeholders.
UKAEA is an onsite organisation and this role requires regular onsite presence (usually between 3-5 days in any given week) in line with business needs. We actively support flexible working arrangements where this is compatible with the role.
