Maintenance Worker
Job Summary
- Perform routine maintenance and minor repairs to building systems fixtures equipment furnishings and infrastructure including plumbing electrical carpentry painting drywall hardware doors windows and general repairs.
- Respond to maintenance requests investigate deficiencies troubleshoot issues and coordinate specialized repairs with qualified trades or contractors.
- Prepare and support occupancy readiness of program spaces residential units and common areas.
- Assist with moving furniture equipment materials supplies and organizational assets.
- Conduct scheduled preventive maintenance and inspections of building systems equipment grounds and facility assets.
- Monitor and document asset condition maintenance requirements deficiencies replacements and lifecycle needs.
- Maintain maintenance records inspection reports equipment logs inventories and asset documentation.
- Verify completion and quality of maintenance repair and contracted services.
- Monitor and inspect facility conditions to ensure buildings and grounds remain clean safe presentable and operational.
- Coordinate and verify the performance of contracted cleaning services and follow up on service deficiencies and corrective actions.
- Support waste management recycling seasonal maintenance and exterior site upkeep.
- Coordinate emergency cleaning requirements resulting from floods leaks spills construction activities or other incidents.
- Respond to service requests and maintenance concerns from tenants residents staff and facility users.
- Communicate maintenance activities shutdowns repairs inspections and project-related disruptions.
- Support compliance with health safety fire prevention security and operational requirements.
- Complete scheduled and ad hoc pick-ups deliveries receiving unloading storage and distribution of supplies equipment furniture materials donations and organizational assets.
- Provide general labour support for facility operations maintenance activities events relocations projects and contractor work.
- Respond to emergencies including floods leaks equipment failures power interruptions security incidents and other facility-related issues.
- Conduct routine safety inspections and identify hazards unsafe conditions security concerns and operational risks.
- Assist with audits regulatory inspections emergency preparedness activities and health and safety programs.
- Perform all duties in accordance with applicable legislation organizational policies procedures collective agreement provisions and safe work practices.
- Secondary school diploma or equivalent.
- Minimum three (3) years of building maintenance facilities operations property management or related experience.
- Knowledge of building operations plumbing electrical HVAC carpentry mechanical security and life safety systems.
- Experience performing repairs preventive maintenance inspections and contractor coordination.
- Proficiency in the safe use of maintenance tools and equipment.
- Strong organizational communication problem-solving and record-keeping skills.
- Ability to work independently and collaboratively in a unionized environment.
- Valid Class G Drivers Licence is an asset.
- Sound working knowledge of building systems including plumbing electrical HVAC mechanical and fire and life safety.
- Ability to diagnose common faults and recognize when licensed trades are required.
- Safe use of hand tools power tools ladders and maintenance equipment.
- Knowledge of the Occupational Health and Safety Act WHMIS and safe handling of chemicals and cleaning products.
- Ability to identify report and document hazards and unsafe conditions.
- Accurate record-keeping for work orders inspections inventories and asset documentation.
- Ability to monitor contracted services and follow up on deficiencies.
- Competence with general computer applications and maintenance tracking systems.
- Strong organizational skills balancing scheduled work with urgent requests.
- Ability to work respectfully around residents including families and children maintaining appropriate boundaries and confidentiality when entering occupied units.
